Coastline Restoration Co. in Broadbeach

Broadbeach Waters canal homes, low-rise strata blocks, and the older streets behind the dining precinct — salt-aware exterior work on a schedule.

Coastal home — descriptive placeholder until real photos are supplied

Broadbeach splits into the beachside blocks near the dining and convention precinct and the wide canal estates of Broadbeach Waters behind them. The canal homes are where the salt does its work; the strata blocks want a presentation cycle; and the established streets between them are straightforward roof-and-gutter jobs.

Broadbeach is really two precincts. There’s the beachside grid near the convention centre and the dining strip — denser, a mix of older walk-up blocks and newer low-rise — and there’s Broadbeach Waters behind it, a wide canal estate of waterfront houses. The maintenance pattern follows that split.

On the canals, salt is the constant. Waterfront blocks get salt-laden air all year, and it settles into roofs, gutters, gates and pool fencing. A regular soft-wash is the cheap insurance — it lifts the film before it chalks the paint or pits the steel. We’ll flag any metalwork that’s corroded past cleaning so you can plan a replacement rather than pay us to polish it.

The strata blocks near the precinct are the steady work. Townhouse rows and low-rise unit blocks want a presentation cycle — a soft-wash that keeps the render and the common-area paths clean, plus a gutter clear before the summer storms. We coordinate access with the committee or building manager and work in windows that don’t disrupt residents.

The established streets between the two carry big shade trees, which means leaf and tannin staining on the driveways and paths. We clean it back and can treat the shaded sections to slow the regrowth. As on the rest of the coast, we don’t touch high-rise towers — that’s a rope-access trade, and we’ll say so.

FAQ

Broadbeach questions

We're on a Broadbeach Waters canal — why does our roof chalk so fast?

Salt. The canal frontage carries salt-laden air year-round, and it settles on the roof, the gutters and any exposed metal. Over time it chalks paint and pits unprotected steel. We can't reverse corrosion, but a regular soft-wash lifts the salt film before it gets into the surface, which is the difference between a roof that lasts and one that doesn't.

Our strata block needs a tidy-up before an inspection — how fast can you turn it around?

Depends on the block size and access, but a low-rise soft-wash and a common-area path clean is usually a day or two once we've quoted. If you're working to an inspection or AGM date, tell us the deadline and we'll schedule to hit it.

The driveway's gone dark under the street trees — can you bring it back?

Yes. The established trees along the Broadbeach streets drop leaf litter and tannin that greys concrete and makes it slippery in the shade. We pressure-clean it back and can apply a treatment that slows the regrowth on the shaded sections.
