    Roof

    A wide shot of the roof from the kerb. Pitched up, both the field of tiles or sheet and the ridge line in frame.

  2. 02

    Gutter line

    Where the roof meets the gutter. Run along one side so we can see the fascia, the gutter, and any visible blocked downpipes.

  3. 03

    Driveway or exterior

    The exterior surface you're most concerned about: render, weatherboard, concrete drive, paved entry, whichever is the priority.

Half the people who call us think their roof needs a full restoration. Half the time it just needs a soft-wash and a gutter clean. The other half think a clean will fix it, when actually the tiles want re-pointing or the ridge caps are gone. The check tells you which it is, in plain English.

    Tile condition, pointing, ridge caps, gutter state, render mould, paint failure, surface algae. Whatever's actually there.

    What we found, what it needs (clean / restore / repair / nothing yet), what each option costs as a range, and what we'd actually recommend.

    You decide

    No obligation. If you want us to do the work, we'll book it. If you don't, you keep the assessment and the photos for whenever you're ready.

The five conditions

Where's your roof, actually?

Most quote calls hinge on one question: clean, restore, or replace? Read down the five and recognise yours. The check confirms it on the day, in writing.

  1. Dirty but sound

    What it looks like Tile or Colorbond with mould, lichen or salt streaks. Pointing intact, no slipped tiles, gutters running.

    What it needs Soft-wash roof clean. Two to three years before the next one.

  2. Needs clean + treatment

    What it looks like Heavy biological growth, dark stripes from the ridge, lichen patches lifting with a fingernail. Coating starting to chalk.

    What it needs Soft-wash with biocide dwell, then optional protective recoat. Adds five-plus years to the cosmetic life.

  3. Minor repair needed

    What it looks like A handful of cracked or slipped tiles, ridge pointing going chalky in spots, one or two blocked downpipes, the occasional lifted cap.

    What it needs Repair the failures in-line with the clean. Itemised on the quote so you can do all or stage it.

  4. Needs restoration / coating

    What it looks like Pointing failed across the ridges, multiple slipped tiles, coating gone or faded heavily, tiles structurally sound underneath.

    What it needs Roof restoration: replace failed tiles, re-bed and re-point ridge caps, soft-wash, apply protective membrane. About one-quarter the cost of a re-roof.

  5. Roofer or building inspection

    What it looks like Battens rotted, tiles past their structural life, underlayment gone, persistent internal leaks. The roof is at the end of its life.

    What it needs We'll tell you straight and refer you on. Restoration on this kind of roof is money lost.

The five steps the work runs through.

Inspect is just the start. Once you've booked, every job runs through the same diagnostic pathway — so you know what you're paying for at every step.

  1. Inspect

    Walk-around or 3 photos. We tell you what the roof, gutters, exterior and driveway actually need — clean, restore, repair, or leave it.

  2. Clean

    Soft-wash for tile, render, weatherboard and Colorbond. Surface-safe pressure on concrete and pavers. Right method for the surface, never the other way around.

  3. Repair

    Cracked tiles, failed pointing, lifted ridge caps, blocked downpipes, flaking paint. We do the small repairs in-line; we tell you when something needs a different trade.

  4. Protect

    Roof recoat, driveway sealer, gutter guard. Real product specs, honest service life — not 'lifetime' numbers we can't stand behind.

  5. Maintain

    Annual gutter clean, seasonal wash, recurring grounds work. The cheap-insurance call that stops the next big problem before it starts.
